Forecast: BPO and Condo Development Growth

FOR 10 straight years, the Philippine property sector experienced good times and, according to a leading property expert, the good news is that it will continue to grow.

In a recent interview with the BusinessMirror, Ateneo program director for real estate, Professor Enrique Soriano III, said that the industry will continue to experience growth in the demand for housing and office spaces, especially for the business-process outsourcing (BPO) industry outside of the traditional commercial business districts. “The expansion of the BPO industry will be felt in provincial cities such as Iloilo, Cebu and Davao,” said Soriano, who is also a turnaround advisor for Asian markets in the Wong and Bernstein advisory group.
The IT and Business Process Association of the Philippines (Ibpap) recently reported that the BPO industry achieved 18.7-percent growth in revenue approximately amounting to $18.4 billion in 2014. The organization cited the rising demand for services from the global offshoring industry, health-care information management, global in-house centers plus gaming and animation. Moreover, the Ibpap said it is optimistic that the industry is on track to achieve $25 billion in revenues and reach the 1.3 million employment level by 2016.
Meanwhile, property management and consulting firm CBRE Philippines recently pointed out in a recent media briefing that the office sector, in particular, posted a strong performance toward the end of 2014 and will likely post further gains this year.
He cited that the continued demand for BPO services, political stability and positive economic growth indicators as the drivers for the industry’s continuous growth this year.

According to CBRE data, vacancy rates in major Metro Manila office buildings remained under 3 percent. By the end of 2014, the vacancy rate dropped from 2.53 percent to 2.13 percent quarter-on-quarter, CBRE said. During this period, Metro Manila lease rates rose by 2.6 percent.
Although some analysts believe the property sector is already ripe for correction, Soriano said the overall outlook will still be bullish. “Depending on which asset classes, overall the sector is still robust but admittedly the less aggressive players and new entrants in the mass-market condominium segment have faltered and have registered slow year-on-year take up in sales performance,” Soriano said.
“The bigger and more diversified players have cornered a bigger market share and are expected to dominate the property scene this year and [in] 2016. This natural dominance by the major players is expected when the property cycle transitions to the mature phase in mid-2015,” Soriano added.
On the part of the government, Soriano said the Bangko Sentral ng Pilipinas (BSP) has been in the forefront of monitoring local banks’ exposures in the real-estate sector. Moreover, he said the BSP has cautioned banks to temper borrowings, especially to new players that are inexperienced. “The BSP has initiated metrics by having Banks undergo stress tests to determine fundamentally sound ratios and capability to manage a real-estate portfolio,” he said.
As far as the possibility of a slackening of demand is concerned, Soriano said there will be a slowdown in the market starting 2016 as the remaining units will be completed. “There is going to be deceleration in 2016. But this will be limited to select areas and a specific class,” Soriano predicted.
Soriano stressed that end-users, investors and developers should not expect the current boom to continue in the succeeding years. “Perhaps, what we should caution the end-users, investors and developers is the wrong notion of assuming that recent price performance will continue into the future without first considering the long-term rates of price appreciation and the potential for mean reversion,” he said.
For end-users, Soriano said that the buyers should be educated. He suggested that they should gather all the information they need before signing a contract. Further, he said end-users should evaluate their requirements and scrutinize thoroughly the track record of the developer.
For developers experiencing slow take up, Soriano said they should expect lower velocity in the coming months. “The next best option for them is to review their strategy, revisit their structure and invest on the right operating executives,” he advised.

Before jeepneys, care for a train ride in Iloilo?
The company was originally founded in Hartford, Connecticut, United States as Philippine Railway Company Inc. on March 5, 1906. It was part of a collection of Philippine infrastructure companies. On May 28, 1906, the Philippine Commission granted the Philippine Railway Corporation a concession to construct railways on the islands of Panay, Negros and Cebu. In 1907, construction began on a railroad from Iloilo City to Roxas City in Capiz. It was later controlled and owned by the Philippine government as Panay Railways Inc. with headquarter in La Paz in Iloilo City. The original route the company’s train service was 117 kilometers (73 miles) long, included 19 permanent, 10 flag stations and connected to La Paz in Iloilo City heading as far as Loctugan in Capiz. It had a total of 46 bridges. The operation of the train service ceased in 1983 and its demolition started in March 2005 under the administration of President Fidel V. Ramos.fc801455

Its existence dates back in the time of Spain’s colonial era in the Philippines, Calle Real is a long-stretching old business district in Iloilo City where most of the pioneer Chinese merchants and local business clans established their businesses. The city with over 100-year-old universities
Iloilo City is considered as the “center of education in Western Visayas” by having the most numbers of schools both private and public school. During the old times and presently, students flocked in Iloilo to gain the best education especially in tertiary level by having the biggest and prestigious universities. Iloilo’s two oldest universities who passed its centennial year or 100 years of existence but still going stronger are the University of San Agustin and Central Philippine University. Founded by the Order of Saint Augustine missionaries, the University of San Agustin was established in July 15, 1904 and celebrated its centennial year on 2004. Established in 1905 by American philanthropist John D. Rockefeller under the auspices of the American Baptist Foreign Missionaries, the Central Philippine University (CPU) has become known for its strong Christian foundation, competitive courses and a tourism-friendly university campus for its wide nature-friendly scenery and old buildings. CPU celebrated its Centennial Year in 2005. West Visayas State University is 113 years old this 2015. It is a prominent university with countless achievements to boast originally founded by the Thomasites who came to the Philippines in the early 1900s, it was a part of Philippine normal school system under the American occupation until it became separate and formally established in 1924. Iloilo Science and Technology University formerly Iloilo School of Arts and Trade (ISAT) and later became Western Visayas College of Science and Technology (WVCST) founded in 1905 is another educational institution in Iloilo City that existed for over a hundred years. The university is still fulfilling its vision of providing quality education from its laboratory high school, tertiary college courses and vocational technical continuing course.

What used to be Iloilo’s King of the Road?
Calesa, the traditional two-wheeled elegant cart pulled by a horse used to roam the streets of Iloilo City particularly in Calle Real during the Spanish era. They used to be the King of the road in Iloilo even before its transformation into a royal city through a decree by Queen Regent Maria Christina of Spain in 1889. During the late 1960s and early 1970s, Calesas can be still be seen in Calle Real. But the popularity of more modern jeepneys replaced the existence of traditional Calesa in Iloilo City.INAEC
Did you know that Ilonggos were the first to fly?
Iloilo holds the record as the first city to have a commercial airline company. 8 years before the Philippine Airlines (PAL) was established, Iloilo Negros Air Express Company (INAEC) owned by Eugenio Lopez had its inaugural flight in Fort San Pedro on February 1, 1933. The company catered to chartered and commercial flights during its peak years. The INAEC site airport was destroyed by 36 Japanese bombers on December 18, 1941 during the outbreak of World War II. Today, INAEC still exists in Iloilo providing chartered flights including medical emergency flights for private clients.

Didn’t you know your grandparents are shopaholics?
Since Iloilo City is prominently popular commercial metropolis next to Manila even way back during the Spanish colonization years, the city secured itself as a bustling commercial and leisure destination. Hoskyn’s Department Store located along J. M. Basa Street was considered as the oldest shopping center in the Philippines according to local historians established in 1877. It was founded by Englishman Henry Hoskyn’s under the business name “Hoskyn’s and Co.” It is the first store in the country to introduced “fixed price” policy in merchandising and the first known “store to sell almost everything from needle to anchor.” Right now, the building remained standing and several retail stores existed in the same location.

Megaworld: Iloilo bloc now 80% sold

MEGAWORLD Corp., the listed property developer of tycoon Andrew Tan, has sold 80 percent of the commercial lots in a 9-hectare financial bloc within Iloilo Business Park since selling started in 2013.
“These commercial lots are already 80 percent sold to banks and financial institutions as well as local enterprises, although these lots are also viable for boutique hotel businesses as well,” the company said in a statement.
Banks setting up regional headquarters in the 9-hectare financial district include Metrobank and UnionBank.
“There has been a strong interest from various sectors, particularly financial and banking, to establish their businesses in Iloilo Business Park. Since we announced the township being envisioned as Iloilo City’s new central business district or CBD, everyone wants their presence here,” said Jennifer Palmares-Fong, head of marketing of Iloilo Business Park.
Since it started selling the commercial lots in 2013, Megaworld noted that prices have increased by 49 percent to P70,000 per square meter (sqm) from the original P47,000 per sqm in 2013.
Iloilo Business Park is a 72-hectare business hub in the former site of the Old Mandurriao Airport.
Iloilo Business Park is one of Megaworld’s large-scale, mixed-use developments and is expected to bring to 20 such developments this year from 15 last year.
Megaworld is the property vehicle of Tan’s holding firm AGI which also owns and operates Emperador Inc., McDonald’s local franchisee Golden Arches Development Corp. and Resorts World Manila operator Travellers International Hotel Group Inc. (The Manila Bulletin)
